Best software for cleaning businesses (2026): the honest pricing math

Pricing verified against each vendor's published pricing page on August 9, 2026. If you spot a discrepancy, the vendor page wins — pricing changes often.

Cleaning is the trade where most field service software is overkill. You don't need flat-rate pricebooks, annotated equipment photos, or dispatch boards built for eight trucks of HVAC techs. You need recurring scheduling that never double-books, painless invoicing, and a way to collect cards without chasing checks. That changes which tool wins — and which tier you actually need.

Short verdict. Solo cleaner or new maid service: Jobber Core at $24/mo (annual) is the cheapest credible all-rounder — booking, quotes, invoices, payments for $288/yr. Maid-service-only shop that lives on recurring residential cleans: ZenMaid Pro at $39/mo is purpose-built (its Spotfinder tool exists solely to slot recurring customers). Cleaning company scaling to multiple teams: Jobber Connect is $80/mo annual for one login, plus $29/mo per extra seat — so it undercuts Housecall Pro Essentials ($149/mo) only up to about three logins, and costs more above that. (Corrected 11 August 2026; this page previously said Connect's $80 covered five users. It does not.) The features HCP holds over Jobber — GPS, flat-rate pricebooks — rarely decide a cleaning job, so at low headcount Jobber still wins on price.

ZenMaid Starter is the cheapest sticker price, but read the cap: 40 appointments a month. A solo cleaner doing two homes a weekday blows past that in week three — at which point you're on ZenMaid Pro at $39/mo, which is more than Jobber Core annual. The $19 tier is for genuine part-timers only.

The honest fork: ZenMaid Pro at $468/yr gives a maid service GPS, checklists, and recurring-schedule tooling that Jobber holds back or charges for (Connect with 3 seats is $2,004/yr) — but it is a dead end if you ever add window washing, junk removal, or commercial contracts with quoting workflows. Jobber Connect is the multi-service play; Housecall Pro Essentials at $1,788/yr is hard to justify for cleaning specifically — you'd be paying for flat-rate pricebooks and photo annotation built for HVAC and plumbing.
