How much can a landlord raise rent?

In most US states there is no cap on increases at renewal, but proper written notice (commonly 30–60 days) is required. Rent-controlled cities like NYC, SF and LA, and states like California (AB 1482: 5% + CPI, max 10%) and Oregon do cap increases.

What is a normal rent increase?

Historically 3–5% a year. Anything above ~7% is worth negotiating — cite comparable listings and your record as a reliable tenant.

Can I negotiate a rent increase?

Yes — landlords lose 1–2 months of rent on turnover. Offering a longer lease or prompt renewal in exchange for a smaller increase often works.
