How is the monthly payment calculated?
Principal & interest use the standard amortization formula P × r / (1 − (1+r)−n); taxes, insurance, PMI and HOA are added on top.
When does PMI go away?
On conventional loans PMI can be removed at 80% loan-to-value and must be removed at 78%. This calculator applies PMI only when your down payment is under 20%.
