What is a good DSCR?

Most DSCR lenders want 1.0–1.25 minimum. Above 1.25 typically unlocks the best rates; below 1.0 the rent doesn't cover the mortgage and few lenders will fund it.

How do lenders calculate DSCR?

Gross monthly rent (from the lease or appraiser's rent schedule) divided by PITIA — principal, interest, taxes, insurance and association dues. Operating expenses like maintenance are NOT deducted.

Can I get a DSCR loan below 1.0?

Some lenders offer 'no-ratio' or sub-1.0 programs at higher rates and lower LTV, usually requiring stronger reserves.
